ALF for Sale in Miami-Dade

Buying an Assisted Living Facility in Miami-Dade is not the same as buying a typical residence. The buyer may be acquiring an operating business, the real estate, a leasehold interest, furniture and equipment, or a combination of those assets. Before discussing price, define exactly what is included and whether the property can support the intended ALF operation.

Miami-Dade ALF Opportunities: Start With the Address

Miami-Dade contains incorporated cities as well as unincorporated areas, and the agency responsible for zoning review depends on the property’s exact location. An opportunity in Miami, Hialeah or Homestead may require municipal review, while an address in unincorporated Miami-Dade may be handled by the County.

Do not rely only on the existing use, a real estate listing or what another nearby property is doing. Obtain written zoning and use information for the specific address before committing money to a purchase, lease or conversion.

The 1,000-Foot Spacing Issue

Miami-Dade County publishes a zoning verification process for Group Home or Adult Living Facility spacing reservations. The County states that another Group Home/ALF may not be located within a 1,000-foot radius of the proposed site for that process. This is one reason an attractive house can still be unsuitable for the buyer’s intended operation.

Review Miami-Dade County’s official zoning verification information.

The rule that applies can depend on the jurisdiction, zoning district, type of use and facts of the proposed operation. Buyers should obtain confirmation from the appropriate zoning authority rather than assuming that every ALF transaction is treated alike.

What Are You Actually Buying?

A Miami-Dade ALF sale can be structured in several ways:

  • Business only: the buyer acquires the operation and must review or negotiate the lease.
  • Real estate only: the property is being sold, but the ALF business or license may not be included.
  • Business and real estate: the transaction includes two components that should be evaluated separately.
  • Property for conversion: the buyer is purchasing a building that may still require zoning, licensing, permits and physical improvements.

6 Beds, 12 Beds and Licensed Capacity

Bed count affects more than potential revenue. It can influence staffing, operating costs, property needs, insurance and the amount of working capital required. Verify the licensed capacity and compare it with actual occupancy; do not value an ALF solely by multiplying the number of licensed beds by an assumed resident rate.

Compare 6-bed and 12-bed ALF operations.

Review the Operation, Not Just the Building

Request available financial statements, occupancy history, resident rates, payroll, vendor expenses and the schedule of assets included in the sale. Review resident and employee records only through lawful, confidential procedures. Confirm whether the transaction depends on an assignable lease, contracts or other approvals.

Use our ALF due-diligence checklist before closing.

Licensing and Insurance

The Florida Agency for Health Care Administration explains that ALFs operate under a Standard license and may qualify for specialty licenses that authorize additional services. A buyer should verify the facility’s current license and understand whether the planned resident profile and services match that authority.

Review AHCA’s official ALF licensing information.

Insurance should also be reviewed before closing. General Liability, Professional Liability, Property, Workers’ Compensation, Commercial Auto and specialized endorsements may apply differently depending on the operation.

Selling an ALF in Miami-Dade

Owners should decide whether the offering includes the operating business, the property, or both. That choice affects which records a qualified buyer needs, how the asking price is evaluated, and whether a lease or property closing must be coordinated with the business sale.

Prepare a current license and approved bed count, recent survey and correction records, occupancy and financial summaries, the lease or property details, and an inventory of included assets. Share resident and staff information only through an appropriate confidential process. The exact facility address and identity can be withheld from public marketing while serious buyers are screened.
